The work analyzes some lines of regulatory intervention aimed at a balance between the development of the tourism market and the protection of the collective interest, emphasizing the need for integrated regulatory approaches based on empirical evidence. In recent years, the short-term rental sector (or short-term leases) has experienced significant growth: this development has prompted legislators (and public administrations) to intervene with measures aimed at ensuring greater transparency and balance between the needs of the tourism market and the sustainability of urban contexts. Also, the European Union has initiated a harmonization process aimed at improving the collection and sharing of data related to short-term rentals between digital platforms and public authorities to promote a more effective application of tax and administrative regulations, thus ensuring fair competition conditions in the hospitality market.
