This paper observes and reflects upon industrial estates in northern Italy according to a specific question: are the urban planning tools that allowed their realization in the xx Century still helpful for planning and regulating their sustainable regeneration today? After illustrating the main goals of the sustainable regeneration of industrial estates, the paper recalls the three fundamental tools for their past construction: the D zoning areas of general urban plan, the pips (plans for industrial estates), the apeas (ecologically equipped industrial estates). In the end, the paper reflects on the need for new contextualized, multidimensional, and multi-actor tools capable of inserting the regeneration of industrial estates in territorial projects and programs that must be adaptive over time.
