The expansion of the logistics sector is reshaping the Lombardy region, exerting significant pressure on land resources. Covering the period from 1999 to 2024, this study integrates quantitative and qualitative analyses to assess the transformative impacts and current governance mechanisms. It examines the location choices of enterprises, morphological and typological differences, and the inefficacy of local planning tools and Strategic Environmental Assessment (sea) in curbing land consumption. The research underscores the urgent need for supra-local strategies to mitigate territorial impacts and ensure long-term, sustainable management of these transformations.
