This essay analyzes the real estate speculation that reshaped Palermo in the post-war period, particularly during the 1950s and 1960s. It focuses on the transformation of the Conca d’Oro landscape and the historic center. The research, based on archival documents, period press, and specialized studies, reconstructs the disordered urban expansion that occurred without a master plan, focusing on key figures in Palermo’s political scene. It highlights how private interests and political-mafia collusion led to the destruction of historic villas and green areas, causing irreversible transformations.

Keywords: Palermo; Post-World War II; Urban growth; Building speculation; Corruption.
